Al Khuwair Downtown Design to be Completed Soon

The concept design for Al Khuwair Downtown is currently under preparation and is expected to be completed in the coming weeks. Following this phase, a detailed master plan will be developed by 2026.

This master plan will involve extensive collaboration with stakeholders and coordination with various agencies. An official from the Ministry of Housing and Urban Planning of Oman, involved in the project, stated: “The infrastructure development will take around four years, which will include the establishment of utilities.”

The project will be executed in four stages, with each phase expected to take two to three years. The final phase is projected to be completed by 2040, while the initial phase is set to finish around the mid-2030s.

The site for the project is near the desalination plant, adjacent to the current Ministries Area, which will remain intact but undergo remodeling over time.

In collaboration with the Zaha Hadid Architects, the Ministry, and Buro Happold, a design, engineering, and advisory firm, strategies for stormwater management and breakwater structures are being developed. Investment firm CBRE is responsible for managing the financial aspects of the project.

By 2040, the project is planned to accommodate over 45,000 people, with 7,000 office units, metro rail connectivity, and approximately 40-storey high-rise buildings.

With a focus on Transport-Oriented Development, the project will promote the use of public transport with convenient connections to services like metro buses and water taxis.

Previous reports indicate that pedestrian and cycling infrastructure will help reduce the carbon footprint by minimizing private vehicle usage.
