According to data released by the National Centre for Statistics and Information, residential property prices in Oman rose by 7.3% in the first quarter of 2025, compared to the same period in 2024.
The increase was driven by a 6.5% rise in residential land prices, with apartment prices soaring by 17%, followed by villas at 6.4%, and other housing types at 2.2%.
Compared to Q4 2024, the overall residential property index increased by 5.5%, with land prices up 5.5%, apartments 4.3%, villas 4.5%, and other homes 13.4%.
By region, Muscat Governorate recorded the highest growth in residential land prices at 17.4%, followed by Musandam at 12.8%, North Al Batinah at 7.3%, South Al Batinah at 6.1%, and Dhofar at 6%. South Al Sharqiyah also saw a 3.4% increase.
Conversely, Al Buraimi Governorate saw the sharpest decline at 35.1%, followed by Al Dhahirah (25.3%), Al Wusta (20.4%), Al Dakhiliyah (3.7%), and North Al Sharqiyah (0.8%).
